Leasing
We protect agents who bring us tenants. For smaller industrial units we generally pay on a commission schedule of 4,4,3 percent of the base rent. For office spaces we pay the greater of 4,4,3 or $1.50, 1.5, 1.25 per foot. For larger industrial leases we generally pay 4,3,3. For smaller office spaces at Shaw Business Center we generally referral fees of $250-500 but expect nothing more from the agents. For full fees, we expect agents to have control of the tenant and to manage all paper work including preperation of the lease.
